Some variables that are not within our control:

  1. Existing site conditions

    • Presence of Underground or Overhead objects/utilities 

      1. Sewer main, water supply

      2. Electrical

      3. Old concrete flatwork or foundations

      4. Telecommunications lines

    • Demo of existing structure/driveway

  2. Need for Certified Survey of site 

  3. Electrical Upgrade needed

*Proposed location must meet municipality zoning requirements

Things to consider…

  • In some cases garages and carports must pass through the zoning office, which could add extra permitting time

  • Buying plans online might seem like a great way to save money on hiring an architect for your project. However unless the plans have been designed specifically for your city, an architect will still have to review and make any changes necessary to the plans for them to pass the cities permit office.

  • Construction is loud and dirty, if you have pets or children it can be extremely stressful. Having a daycare plan in place will help mitigate your construction burnout

  • Scope creep is a real thing! Either by customer choices or by environmental unknowns. Having a 20% contingency in your budget helps cover any change orders that can pop up during your project
